Matison Wood used ADFA’s Down Payment Assistance (DPA) Program to purchase her first home.

Matison “Mattie” Wood, an anesthesia assistant at St. Vincent Hospital in Little Rock, is a single Mom with two young children. She was renting an apartment, but wanted to find a home with a back yard for her kids to play. Mattie said, “Kynslee is a busy body and there just isn’t enough room in an apartment for her. I started thinking about buying a home when she started walking.”

A friend aware of Mattie’s desire to purchase a home introduced her to Kimberly Schleider, a loan officer at Bank of England Mortgage. She told Mattie about ADFA’s DPA Program.

“I looked at a couple of houses but I really liked this one the best,” said Mattie. “Kimberly would give me estimates on what my taxes and payment would be. At first I was really discouraged. I thought I can’t get a house since I’m not married. But Kimberly was like, you can do ADFA.”

In addition to becoming a new homeowner, Mattie’s mortgage payment is less than what she was paying in rent.

Josh and Kara Autrey of Van Buren, AR received an ADFA Mortgage Credit Certificate (ADFA MCC).

This program helps make homeownership of new and existing homes more affordable for individuals and families of low and moderate income, especially first time homebuyers. The borrower can claim up to 50 percent of their paid mortgage interest each year as a TAX CREDIT on their federal IRS tax return. The credit is capped at $2,000.

Kesia Wilson made her dream of homeownership a reality using an ADFA first mortgage with the Arkansas Dream Downpayment Initiative (ADDI), a forgivable second mortgage which provides up to 10% of the sales price, not to exceed $10,000 for down payment, closing costs and pre-paids.

Assisting Kesia in her home purchase was her realtor, Roma Isom, with First National Realty and loan officer Ronita McKinney of Simmons Bank.

For Zack Siler and Kendall Hardenburger, chances seemed slim that they could own a home while also paying for their upcoming wedding. Then their lender, Matt Kaczor at Iberiabank Mortgage, explained to them how they could use ADFA's Down Payment Assistance Program. The DPA would pay their down payment and closing costs, allowing them to keep their personal savings to pay for an upcoming June wedding.

"Our lender Matt was just trying to help us in every imaginable way. He told us about how we could have down payment assistance," said Zack. "We talked about how we have our wedding coming up and this was really one of the only ways we could handle everything we had going on. We started looking for a house about the beginning of January and we were moved in by the 1st of March. The whole process went by faster than we realized."

ADFA HOMEOWNERSHIP PROGRAMS

“ADFA MOVE-UP” LOAN PROGRAM

The "ADFA Move-Up" Loan Program offers homebuyers an affordable mortgage. And when using an “ADFA Move-Up” loan, borrowers may be eligible to combine it with other ADFA single family home buying incentives.

ADFA STARTSMART FIRST TIME HOMEBUYER PROGRAM

The ADFA StartSmart Program offers a below market interest rate mortgage to: (1) qualified low-to-moderate income first time homebuyers, (2) individuals and families purchasing a home in one of 30 targeted counties, and/or (3) veterans or spouse of a veteran.

ADFA DOWN PAYMENT ASSISTANCE PROGRAMS

ADFA DOWN PAYMENT ASSISTANCE PROGRAM (DPA)

The ADFA Down Payment Assistance Program (DPA) can provide up to $10,000 for down payment and closing cost assistance. ADFA's Down Payment Assistance (DPA) Loan is a second mortgage with a 10-year term. It carries the same interest rate as the "ADFA Move-Up" Loan Program.

ARKANSAS DREAM DOWN PAYMENT INITIATIVE (ADDI)

The Arkansas Dream Down Payment Initiative (ADDI) provides lower income homebuyers in Arkansas, who qualify, up to 10% of the purchase price of their home, not to exceed $10,000. It is a second mortgage loan with no monthly payment that is forgivable over five years.
